TITLE:  Final Plat- Theater Park 4N2803AC TL 400 1920 NW Geer Rd 
Subject

The final plat for the Theater Park subdivision containing 54 lots is ready for approval.

Summary and Background

Greg Flowers of PBS Engineering and Environmental Inc has submitted a final plat for the Theater Park subdivision. The property is described as 4N 28 03AC Tax Lot 400 and is zoned Multi Structure Residential (R-4).  The plat creates 54 lots.

 

The planning commission's approval of the preliminary plat was subject to eleven conditions of approval. 

 

The criteria that are applicable to the decision to accept the final plat are contained in 154.46 of the Hermiston Code of Ordinances which governs the information to be presented on the final plat. 

 

The final plat findings and conditions of approval are attached to this report as Exhibits A and B.  The final plat as prepared by the surveyor is attached.  An aerial photo and property map are also attached.



Tie-In to Council Goals:

Approval of final plats is a matter of administration of city ordinances. 

Fiscal Information

The creation of 54 new R-4 lots will result in 53 new single family housing units and one proposed multi-family unit with approximately $83,430 in municipal tax revenue at full build-out.

Alternatives

The city council may choose to approve or deny the final plat. 

Recommendation

Staff recommends that the city council approve the final plat.

Requested Action/Motion

Motion to approve the final plat with the condition that the plat be signed by the Hermiston Irrigation District.
