TITLE:  Final Plat- Wolf Run Phase 2 4N2815CC TL 100- SW Coyote Dr 
Subject

The final plat for Phase 2 of Wolf Run Subdivision is ready for approval.

Summary and Background

Primm Land Surveying has submitted a final plat on behalf of Frank Gehring. The proposed final plat is for property located along the south side of W Gettman Road, east of Phase 1 and Phase 3 of Wolf Run Subdivision. The preliminary plat for this subdivision was approved in September of 2017 and encompassed 13 acres.  The preliminary plat created 46 R-2 zoned lots.  There are 15 lots in this final phase of the development.

 

The property is described as 4N2815CC Tax Lot 100. The property is zoned Duplex Residential (R-2).

 

The planning commission's approval of the preliminary plat was subject to eighteen conditions. The conditions of approval and their status are attached to this report as Exhibit A. Not all of the conditions are applicable to all phases. A copy of the final plat and a property map are also attached to this report. 



Tie-In to Council Goals:

Approval of final plats is a matter of administration of city ordinances.

Fiscal Information

Fifteen R-2 lots will result in fifteen new housing units priced between $300,000 and $400,000.  These housing units will produce approximately $2,200 in municipal tax revenue each. The net result will be approximately $33,000 in tax revenue to the city at full build-out.

Staff recommends that the city council approve the final plat.
