TITLE:  Final Plat Legacy 4N2802BA TL 400 498 E Punkin Center Rd 
Subject

The final plat for Legacy Subdivision Phase 1 and 2, south of E Punkin Center Road, is ready for approval.

Summary and Background

Greg Flowers of PBS Engineering and Environmental Inc has submitted a final plat for Legacy Subdivision Phase 1 and 2.  The property is described as 4N2802BA Tax Lot 400 and is zoned Multi-family Residential (R-3).  The plat creates 31 lots.  Thirty lots are proposed for single family development and one large lot for future development.

 

The criteria that are applicable to the decision to accept the final plat are contained in 154.46 of the Hermiston Code of Ordinances which governs the information to be presented on the final plat.

 

The planning commission's approval of the preliminary plat was subject to nineteen conditions of approval. The conditions of approval and final plat findings are attached to this report as Exhibit A.  The final plat as prepared by the surveyor is attached as Exhibit B.  An aerial photo and property map are also attached.



Tie-In to Council Goals:

Approval of final plats is a matter of administration of city ordinances. 

Fiscal Information

Thirty-one lots will result in thirty new housing units priced between $250,000 and $350,000.  At full build-out the development will generate approximately $61,830 in revenue to the city each year.

The city council may choose to approve or deny the final plat.

Recommendation

Staff recommends the city council approve the final plat.
